Chimney Leaks Require More Than a Bead of Caulk

Chimney flashing is a layered water-management system. Step flashing works with the shingles along the sides of the chimney, while counterflashing helps protect the upper edges of the metal. The back pan or cricket manages water on the uphill side when the roof and chimney configuration require it.

Sealant alone is rarely a durable substitute for correctly installed flashing. We inspect the metal, surrounding shingles, fasteners and visible masonry conditions before recommending repair.
